Purchasing a home in New York  is one of the best investments you can make; but like so much else in life, timing is everything.

Recent talk about subprime mortgages, falling property values, foreclosures and slow real estate markets are keeping more than a few homeowners up at night. The cure for those heebie jeebies is to get informed.

There are resources and tools available to help you realistically calculate how much you can afford to borrow (either for a purchase or a refinance), and how much it will impact your budget. You can also search listings to see what homes in your area have been selling for.

If you’re trying to sell, keep in mind that little problems which seem familiar and trifling to you can be big turn-offs for prospective buyers:

  • Icky smells (cigarettes, pets, food): Invest in a good air filter or air freshener, open windows, whatever it takes.
  • Dirty kitchens and bathrooms: Really tackle these two areas to get them sparkling.
  • Dark rooms: Turn on lights, open curtains,
  • Dirty carpet: Consider having carpets professionally cleaned.
  • Cluttered rooms and closets: Rent a temporary storage unit (or a good friend’s basement) to stash your beer mug collection.
  • Barking dogs: send them to a friend or relative’s house while your home is being shown.
  • A damp basement: Keep a dehumidifier going.
  • Poorly maintained front yard: spend some time mowing, trimming and pulling weeds. Add a pot or two of colorful flowers near the front door to create a welcoming feel.
  • Weathered or peeling front door: a fresh coat of paint and new hardware is an inexpensive boost that really pays off.

For buyers, lower prices make it tempting to purchase a home right now. But if the “subprime mess” taught us anything, it’s that many people who felt pressured into buying a home with little or no money down are now feeling the sting of inflating mortgage payments. Take a breath and carefully assess if buying is right for you; in some cases, renting makes more financial sense.

And while selling or buying a place on your own may appear to save you a few bucks in commissions, a good real estate agent can greatly simplify the process, saving you more time and money in the end (not to mention, sanity). I just read a post from the KCM Crew about homeownership and wanted to share my thoughts.  As short as it is to read, the meaning is so deep and actually quite touching.  Having had the privilege of growing up in a home which my parents owned and now owning my own home (with hubby of course) I couldn’t imagine life any other way.  Children don’t quite understand the “ownership” part so well.  They just know that they have a place to go home to everyday where their family and all of their “stuff” is.  As a child growing up, I shared my home with 2 parents and 2 brothers.  A family of 5 in a modest size house made for very close quarters.  We learned to “share” alot and had no choice but to love eachother.  Looking back I realize all the things I took for granted (my own room for one since I was the only girl, LOL).  I also realize how much my parents sacrificed in order to make our “house” a “home”.  They were very proud to be able to say they were “homeowners” and worked very hard to keep it ours.  Yes, they still own that same home today; and when I go back to visit it’s hard to believe that a family of 5 lived there.  We did, though, and so many fun times were had making for awesome memories.  Playing outside in the yard or on the street…kick-the-can, red-light-green-light, hide ‘n seek, stick ball, basketball, frisbee, bike rides, hoola hoop…you name it, we did it.  Of course there were chores…gardening (I considered that a chore?), cleaning our own rooms (yes, we did that too), taking care of our pets, house cleaning…we all contributed to the upkeep of our “home”.  No laptops, cell phones, ipods, ipads, video games, tv (well, sometimes), so how did we survive?!?  We did, and have wonderful memories to show for it.  I can  proudly say that I now take my children to my childhood home and say, “this is where I grew up” – how cool is that? 

All this from that KCM Blog…my point being that homeownership is not an impossible dream.  It’s the American dream, and there’s no better time than now to seize the opportunity.  Don’t let the media’s negativity hold you back.  Call a realtor today and find out how you can become a homeowner!

Warwick, New York, USA was declared a winner in the 16th Edition of Communities In Bloom – International Challenge and received “5 Blooms”. This is quite an honor for this beautiful little village of Warwick, where people work together to beautify their community for its residents and their visitors.


The International Challenge includes winners from different National programs (America in Bloom, Communities in Bloom, Britain in Bloom, Tidy Towns of Ireland, Japan in Bloom, Entente Florale and others). The program consists of communities receiving information and being evaluated by an international jury on the accomplishments of their entire community.

Communities are evaluated based on eight key criteria: Tidiness, Environmental Awareness, Community Involvement, Natural and Cultural Heritage Conservation, Urban Forestry, Landscaped Areas, Floral Displays, and Turf & Groundcovers. The International Challenge is organized by Communities in Bloom (CiB) in partnership with the participating National Programs.

I must say that as a resident of Warwick for the past 25 years, I continue to enjoy and appreciate all that Warwick stands for and all it has to offer.  Communities in Bloom/Warwick in Bloom is just one way to show how much the residents take pride in their surroundings and the place which they call home.

Strides were made today for the American Cancer Society Making Strides 5K walk.  I was touched in so many ways today while participating in this event.  Seeing “survivor” tee shirts, signs made in memory of a loved one who lost their battle with breast cancer, and the thousands of people – women, men, children – walking for the cause.  Not only did I feel fortunate and proud to take part in this event, I felt good knowing that I had raised money for the ACS.  I’m also proud to say that I was participating with Better Homes and Gardens Rand Realty – the #1 company raising more than $30,000!!!! How awesome is that!!!  To all my friends and co-workers from the Warwick office (Warwick Breast Friends) I thank you for a special and rewarding day!  Whether you were able to take part by walking, supporting, or helping get it together, this is just one testament of how we can all come together!

On another note, as of 10/8/10,  interest rates were as low as 4.375 for a 30-year fixed mortgage!  That’s unbelievable!  If you’re thinking about making the jump into purchasing a home in this market, you’ll get real estate significantly discounted compared to the past couple of years.  It’s definitely worth looking into, and if you qualify and are a candidate for making a purchase in real estate, now’s the time!
